Problem, Agitate, Solution If you want to put something about your business or mention the area you're investing or something of that nature, it's all fine. You can change all of the text. Remember to try to stay with the formula: problem, agitate, solution. I think you'll find that to be a very productive formula. Testimonials You can put in testimonials. We talked about that on the credibility kit. If you pulled together your credibility kit you certainly should have a vault of testimonials that you can go back to and pull one or two. Make it very short and condensed, but you can put a testimonial in here. We have a large postcard that you can also send. Basically it's asking the person if they'd like some further information. Then, as I mentioned, we now have a postcard from Jim saying he wants to buy apartment buildings. He's modified this to fit for apartment buildings. Letters Letters are very similar, and we can go through this relatively quickly. Letters are no different. You're going to send the letters out, but it will be on the second or third mailings. Don't do it on the first one. Letters are going to typically cost you $0.75 to $1.00 per letter. It's obviously going to be more expensive. So you want to make sure the list is good and that your letter is well thought out and prepared so it's as effective as it can be. Mailing Lists What we recommend is you would purchase a list from a national list broker. In your handout, two are mentioned. InfoUSA is a national player in this market that sells lists and MelissaData. I've given you the website for both of those entities. You would call or email them or go to their websites and you would describe what you want: town, county, zip code, whatever you want. You want individuals of high net worth - let's say over $500,000 - maybe a net worth of over a million dollars. You would define that list and they will tell you how many people qualify under those criteria. It might 500, 1,000 or maybe even 10,000, who knows. Then you can purchase however many names you want. The names run you 4, 5, 6 cents, maybe 10 cents, something of that nature. Typically they are not very expensive. The list house will let you purchase that list in a lot of different formats. You can buy it in an Excel spreadsheet, which is probably the preferred method. They will send it to you in hard copy. Then can send them as labels you would peel and stick on the cards. We generally prefer to do it in the Excel format because you can then mail it to them a second, third and fourth time, and you can edit the list down as you discover that certain people are no longer living there. It allows you to do that. If you buy it in hard copy it's a one-shot deal and you're done. We prefer to see you do it in Excel format. Put it on your computer and then as you get returns you would clean that list up.
