The Simple Guide to Renovating





In recent years there has been a growing trend to renovate homes and sell them for a higher profit. But renovation is a much larger project than many people initially think. Not only is there a significant cost associated but there are also important safety and insurance measures that should be considered.

Here we discover what the most important elements to consider when renovating are and how to renovate to increase the value of your property.

1. Planning is key: Before the first hammer is raised or paint tin is purchased, a solid design plan is imperative. This will ensure that you have considered every possible cost, detail and problem that could arise. Without a plan, you could end up with a completed project that actually decreases the value of your house. A great tip is to focus on the “working” areas of the house. These include bathrooms and kitchens and should usually be allocated more space than areas such as dining rooms or bedrooms. This is essentially because more members of the household will be using the area and traditionally properties with larger kitchens and bathrooms hold a higher price tag.

2. You can never be too detailed: This means writing down everything about the remodelling and being very specific. If there is a type of hardwood floor you want, writing down the product number, colour, style and even the price will ensure that when you see your completed project for the first time, you’ll be walking on exactly what you wanted! Being this detailed is important because you’ll no doubt be hiring contractors to carry our many of these tasks for you. Their interpretation of your requests can often be quite different to what you have in your head, so the more detail the better.

3. Hire a reliable contractor: While cost may be a huge factor in choosing your contractors, it shouldn’t be the only consideration. Reliability is so important because if your contractors don’t come to work on time, or when agreed upon, you could be left with a gaping hole in your wall or no floors to walk on. Before paying anything, be sure to set out a contract with completion dates and penalties if they are not reached. It may sound harsh, but in the cold light of day, you will be happy you did it so you don’t end up with unfinished work and a blown out budget. One other consideration to make while having contractors in your home is insurance. If they break or take something, will you be covered? If they do break something (i.e. a window) while working is this will come under your home insurance?

4. Speaking of Insurance: When your renovation is nearing completion it’s important to value the house again. Hopefully the number is higher than when you first started! If so, it’s important to remember that you may not be insured for the new value of your home. Therefore, it’s always important to notify your insurer and take out the appropriate additional cover.
