The Big Opportunity With Foreclosures Buy em by the Dozen

The rate of real estate foreclosures continues to climb across the U.S. Experienced and novice investors alike are clamoring for ways to profit from this real estate crisis.

Why not buy'em by the dozen?

As the old saying goes, "Fortunes are made when blood is in the streets." Well, there is certainly plenty of blood sloshing around the halls of banks and mortgage lenders right now. And that's the key to the big money in foreclosure investing.

Thousands of REOs

What happens to a home when there are no bidders at the foreclosure action? The property becomes an REO (real estate owned)on the lender's balance sheet. If you could sneak in and take look at a bank's books you would learn that banks have REOs running out of their ears!

Having hundreds (thousands?) of foreclosed properties on their books draws the scrutiny of regulators and the ire of stock holders. Lenders want those homes to go away as quickly as possible. Their standard practice is to list the homes with a local real estate broker so the property can be exposed to buyers through the MLS.

Home Buyers Extinct

That's sounds good except for one fact - there are no buyers. People are scared by all the negative financial news, and even if they want to buy lenders have tightened their standards (finally) and qualifying for a mortgage loan is tough.

I heard one real estate broker say that he is handling over 200 REO listings and is lucky to find two buyers a month.

Clang, clang, clang! A wealth building opportunity rolls into view for the bold and adventurous. Banks will make killer deals for the person who can walk in with an offer to purchase a group of homes.

Group of Dollars

Yes, but how can you come up with the money to buy a basket full of homes if you don't have deep pockets? Easy, do it the old fashioned way. Put together a group of investors.

At one time the common way to do this was by creating a real estate limited partnership. I am not a real estate attorney, nor am I qualified to give legal advice, but today I think a Limited Liability Company will serve the purpose very nicely.

It is easy and inexpensive to form an LLC. The paperwork involved is minimal and taxes flow through to each member's personal income tax, so there are few tax complications.

The Cash Attracting Question

You can find investors by posing this magic question to every person you meet. "I wonder if you know of anyone who would like to make some money with foreclosure real estate?"

When they hear that non threatening question most people are going to perk up and ask for more information... or mention the names of friends. The beauty of the question is that it puts no pressure on your target and they ask you to tell them more. You are not placed in the position of trying to force the information on them.

The Exit Strategy

How do you get to your profit? First a warning! I see many ads that promise you can buy foreclosures at 20% below market value. The catch is that no one can know market value. As this is written real estate values are still trending down and no one knows where the bottom will be. That 20% is probably phantom equity that will quickly disappear.

When you buy'em by the dozen from lenders you can get discounts of 50% or more. Home values can continue to drop and you will still have a fat profit if you sell; or positive cash flow if your group holds and rents for two or three years.

Most people give up trying to buy REOs, because they can't get through to the banker who handles those deals. That won't be your problem.

Simply talk to the manager where you do your banking (or any other bank branch manager). Explain you have a group of investors with cash who are ready to make a bulk purchase of REOs.

Then sit back and watch those normally very aloof bankers roll out the red carpet. Yes, things really are cheaper by the dozen.

VA Foreclosures Can Be Profitable Investments
Just like any other lender, the Department of Veteran's Affairs expects buyers to whom they lend money for property to pay their mortgages on time until the debt is paid off. Sometimes however, like any other lender, the VA is forced to take back a home through foreclosure. The VA insures mortgages for serving and retired personnel in the armed forces. When one of those borrowers defaults on their VA-insured loan the lender turns to the VA for help. The VA reimburses the lender for the...

How to Buy HOA Foreclosures
Oh sure, everyone knows that there are opportunities for investors to buy real estate at below market value if the property is facing foreclosure. But have you considered homeowner association foreclosures? As you know, when a lender begins a conventional foreclosure the law requires them to publish a public notice. Oh boy, does that make it easy to find the name and address of a distressed homeowner. The problem is that it also means you will have plenty of competition for that property....

Foreclosures Bounce Renters
The effects of real estate foreclosures ripple through our society and even renters are not spared. If your landlord loses the home you are renting through foreclosure you may be forced to pack up and move within 30 days. That's bad enough, but what about your security deposit and any prepaid rent? The reason for the foreclosure usually means the property owner is broke and your chance of getting back any money is slim to none. Your only recourse after moving would be to file an action in...

Foreclosure Investment Is it For You
Buying a home facing foreclosure can seem attractive to real estate investors, for obvious reasons. The thought of walking away with an amazing deal hits the money buttons, and screams profit more than any other opportunity. Before you begin pursuing foreclosure real estate, a simple question needs to be answered. Do you really know what is involved? You may know the financial results and the manner in which a below market value purchase can affect your balance sheet, but do you know the...

Are Foreclosure Homes a Smart Buy
The number of homes facing foreclosure continues to grow in many parts of the country. The consensus among ordinary citizens seems to be that a fortune can be made buying foreclosure homes. Is that true or false? The truth is - it's some of both. Three and a Half Ways To Buy Foreclosure Properties Buying real estate foreclosures only produces profits for those who have the knowledge required to recognize and negotiate profitable deals. With foreclosures that's not as easy as it might...

Foreclosures Rentals Drive Rents Down
The U.S. housing market is in a world of hurt. Bank owned homes (REOs) exploded to three-quarter of a million in the month of July, 2008. For real estate investors, watching the number of foreclosures grow generates emotions much like those experienced while attending a slasher movie. The number of homes taken through bank foreclosures is up 184% from a year ago. Yes, a higher proportion of properties that enter the foreclosure process are ending up repossessed by lenders. If anyone tries to...

How to Buy Real Estate For 31 cents on the Dollar
Would you buy homes if you could get them for 31-cents on the dollar? I mean, would you pay $62,000 for a home worth $200,000? I know that sounds crazy, but I also know it's happening right now, today! Fortunes are made when blood is in the streets. You've heard that one, right. Well, when it comes to the housing crisis in the U.S., blood is in the streets and fortunes are not being made, but augmented. It's the folks who already have fortunes that are buying American real estate at dollar...

The Coming Revolution in Credit Buying
The United States and much of the rest of the world is facing a gigantic financial upheaval. Millions are losing jobs and tens of thousands of companies will be shut down before it's all over. I have little hope that the bail out efforts of the U.S. government will be successful in the long run. There is little chance that debt problems can be solved by creating more debt and that's exactly what our political leaders are doing. Let's turn our attention to a time when a real recovery begins,...

A New Take on Bank Home Foreclosures
The real estate foreclosure process has become all too familiar to millions of homeowners. Did many of them make mistakes when they bought homes they could not afford? Did they find themselves upside down and were they forced to use credit cards to meet their monthly mortgage payments? Sadly, the answer for many of them was yes. On the other hand, thousands of those middles class homeowners tried their best to find a way to head off a foreclosure. They made attempts to contact their mortgage...

It s Crazy Time in Real Estate
The current tsunami in real estate foreclosures across the US has turned the housing market into something akin to a mad circus. There are over two million vacant homes littering the landscape. Most of those are owned by foreclosing banks. There are just too many for the lenders who own them to keep them protected, inspected and free from vandalism. Cities don't have the manpower or budgets to provide upkeep, so it gets crazy You've heard of the midnight auto supply, right. That's where...
